We also offer commercial inspections performed to The ASTM E2018-01 Standard cross_section_of_commercial_building.jpgGuide for Property Condition Assessment which is a standard to define good commercial and customary practice in the USA for conducting a baseline property condition assessment.  This twenty page document details the walk thru survey and the research on the property along with defining what is to be reported on.  It also includes the financial implication of owning the building over the short and medium term by evaluating the systems and components and advising of any system or component that may be nearing the end of its life cycle or equipment in poor condition that still may be functioning as intended but may need replacing soon.  This service may be desirable for your corporate clients or investors who report to a board of directors or an investment group and are interested in what their cash flows may be or what their financial risks are for the next 2-5 years.

REVIEWS OF VACANT COMMERCIAL AND RESIDENTIAL STRUCTURES


A recent story that may interest you….We performed a commercial inspection for a client a few months ago.  The building had been vacant for several months.  A very hard rain was falling during the inspection and we observed a lot of water on the exterior walls inside the factory area.  Upon inspecting the exterior we observed gutters and downspouts that were clogged or falling down and it was evident that this was the source of water inside.   The outside walls of the office (about half the building) were covered with drywall and after further investigation we determined that water was leaking behind these walls and a great deal of mold was discovered.   So the owner of the building, instead of spending $500 to repair his guttering is now going to spend many thousands of dollars to tear the office area apart, remove the mold and reconstruct.   And he also faces the potential that the buyer may choose to walk away from the deal.  Could this happen to your company?   With the present downturn in the real estate market and the economy overall, the instances of vacant commercial and residential structures has increased dramatically.  Either thru foreclosure or lack of tenants these structures can remain for months without any occupant or a report on their condition.  We have performed many inspections on these types of buildings and many times we observed what would have been a small inexpensive issue that could have been repaired easily has turned into a large expensive issue simply because the repair or deferred maintenance was not performed in a timely manner.  These issues now reduce the value of the property and make it more difficult to market.  They can be a nuisance to the community and a high risk liability to the owner.  “Drive by inspections” by untrained employees are not an adequate inspection and can expose employees to dangerous areas and unseen building hazards. We can help!!  We can perform an initial review of the property and make recommendations and settings to protect your asset.  We can also then periodically perform a review of the property and prevent those ‘little problems’ from turning into ‘big problems’.  We will do a walk thru and inspection of the systems and report our findings and recommendations.  Our clients include: Attorneys, brokers, small and large developers, buyers/sellers, lending institutions, etc.  For more details please go to www.nccommercialinspections.com.
